Eagle River Real Estate and Community Information


Eagle River is part of the Anchorage Municipality with estimated 280,000-300,000 people. Eagle River is a bedroom community to Anchorage and has around 38,000 residents. Located less then 10 miles North of Anchorage by way of a well maintained 6 lane highway. 

Both the Army and the Air Force Base are located in between Anchorage and Eagle River.  This area is very popular with the military because it is such and easy drive to base and Anchorage and yet it is quiet place to come home to.  We are also on the People Mover Bus Route to Anchorage and back making the area even more accessible.

There is no sales taxes (not yet anyway). Funds for roads, schools, police, fire and so on are paid by property taxes collected from real  property and home owners by the Anchorage Municipality. 

Eagle River/Chugs has 2 high schools, 2 Middle schools and 8 elementary schools. There are music, arts, sports, computer and many other programs and activities offered.  There are many programs available for special needs children too.  School Bus transportation is provided to those students not with in walking distance.

There are several private schools, Christian schools and preschools, and a head start program in this area to choose from. The University of Alaska has a branch centrally located in Eagle River for local students.

Eagle River has Cook Inlet on the West and over 490,000 acres of State Park to the East. If you enjoy the out doors this is the place for you.  At mile 12 of Eagle River Road is the Visitors Center with entrance to Chugach State Park. Take your skis or hiking boots and off you go. At times volunteers are in the area to give nature classes and answer questions. There is a fee for parking now.

The wildlife is plentiful. I had 4 moose in my back yard at one time this Fall, that was amazing!  A couple months before that a black bear strolled through causing quit a ruckus with the area dogs. While enjoying the great outdoors you will want to watch for Moose, Wolves, Black and Brown Bear, Fox, Beaver, Eagles are just a few of the wildlife known to live and roam freely in this area. Make noise as you move along as to not sneak up on a wild animals.  Many people carry bear spray or guns just in case.

The locals enjoy making their own fun! One of my favorite events is the Annual Bear Paw Festival which is held in early July. This is a 3 day community affair with a parade, carnival rides, Stinky Sneakers contest, Slippery Salmon Olympics, a Beauty Queen Pageant, Car show and good fun for the entire family. People come from everywhere to join in!

The Eagle River Lions Club puts on a huge 4th of July fireworks show at midnight every year. Lots of family fun and entertainment to keep you awake until the big show at mid-night. 

Eagle River has 3 major grocery stores, its own movie theater, a library, an Olympic sized swimming pool at Chugiak high school. We also have an indoor Olympic sized ice rink with a jogging track around the outside of in. We have baseball, soccer and foot ball fields. There is an equestrian park in Chugiak.

Other local activities include  fishing, rafting, riding bikes, skiing, sledding and much more.We have two local camp grounds - one is in Eagle River, along side of Eagle River itsself.  The other is in Eklutna, and on a cold clear night you can watch the free showings of the Northern Lights, one of the Seven Wonders of the World!

Our local Community Council and Chamber of Commerce are very active thanks to many hard working volunteers.

Our housing prices are comparable to the Anchorage area. Over the past few years many new subdivisions have developed in a variety of price ranges averaging $200,000-$600,000.

We have a steady flow of people moving in and out of many areas across the state in large part due to the Military people. This helps keep our property values up as we haven't really had a huge supply of housing available for long periods of time like we have seen in many areas across the United States.  However we are just starting to see some short sales and foreclosures in the area since we have not been seeing property values increase much over the past 3 to 4 years.
